Our house in Heritage was built in 2003 and the ducts have never been cleaned. How bad is that?

It is common and it is worth looking at. Twenty-plus years is four to seven times the standard interval, and the homes in that part of Wake Forest have usually turned over once or twice, so nobody currently living there knows the full history of the system. We will open a return, show you what is in there, and you can decide from that. Sometimes the answer is that the previous owner ran good filters and the system is in decent shape. You do not know until somebody looks.

Do you clean ductwork that runs through a crawl space?

Yes, and a large share of Wake Forest homes are built that way. Crawl space duct is more exposed to humidity and temperature swings than duct in conditioned space, and older flex duct down there can sag, tear at the connections, or pull loose entirely. We check the condition of the duct while we clean it and tell you if we find damage. If the real problem is moisture under the house rather than debris in the duct, we will say that too.

Is duct cleaning worth doing in a brand new house?

Often, yes, and for a different reason than in an older home. New duct is clean when it ships and dirty by the time the house is finished, because it sits open during construction while drywall gets cut and sanded around it. Builder cleanouts are rare. If you moved into a new build in the last few years and are dusting more than seems reasonable, that is usually why.

How long does an appointment take?

Most single-family homes run two to four hours depending on the size of the system, the number of returns, and how much is in there. Multiple HVAC units or a large house take longer. We will give you a realistic window after the inspection rather than a number we have to walk back later.
